We offer same-day video appointments and aim to provide ILA within 2-4 hours of receiving documents for urgent cases. From referral to ILA certificate is typically 1-3 working days depending on postal turnaround.

Complex cases — multiple guarantors, overseas directors, high-value transactions, unusual security structures — are routed to our senior solicitors with appropriate expertise. We're happy to discuss complex matters in advance to confirm we can handle them efficiently.
Most commonly the borrower pays our fee directly. However, for established broker partners we can invoice you and you can include our fee in your client's overall costs. We can also accept payment via your firm if preferred.
Yes. We provide ILA to clients in Scotland, Northern Ireland and the Channel Islands subject to lender requirements. Scottish ILA requires additional certification by a Scottish solicitor in certain cases — we can advise.
We need: the document the client is signing (mortgage offer, personal guarantee etc.), client ID, client contact details, and details of the lender's solicitor. We have a streamlined broker referral form which captures everything in one go.
Either works. Many brokers prefer to make the introduction warm by booking the appointment for the client. Others send the client our way with a referral note. We're flexible — whatever works for your client journey.
